Department of Revenue - Homestead Exemption
Reduces the taxable portion of your property’s assessed value. With this exemption, the assessed value of the property is reduced by $80,000. Most homeowners will save about $1,119 a year on their Real Estate Tax bill.
Eligibility: Residents of Philadelphia County who own the property they live in, even if they have a mortgage or are delinquent on their taxes. Visit the eligibility website for additional details.

You may be eligible for a conditional Homestead Exemption if:
A) You inherited the house from a deceased relative
B) A fraudulent mortgage or deed was recorded for your house
C)) You entered into a rent-to-own agreement and have paid all or some of the sale price for the house.

Intake Procedure: The final deadline to apply for the Homestead Exemption is December 1 of each year. Early filers should apply by September 13, to see approval reflected on their Real Estate Tax bill for the following year.

Intake Requirements: If applying for a conditional Homestead Exemption:

A) A completed and signed Homestead Affidavit
B) Two forms of identification or proof of address. Information on what is accepted can be found on the eligibility website.

If you were approved after bills were created, the approval will not be reflected on the bill. The Homestead Exemption will be placed on your account as a credit by the Department of Revenue. You can then request a refund for the amount by filing a refund petition.
